Delhi Development Authority (DDA) Introduces Groundbreaking Luxury Housing, Offering Residences Priced Between ₹2–5 Crore

By • 15/12/2023

Breaking away from its longstanding focus on affordable housing, the Delhi Development Authority (DDA) is charting new territory by venturing into the luxury housing sector. Subhasish Panda, Vice Chairman of DDA, shared in an interview with CNBC-TV18 that this marks the first instance of the authority delving into the luxury segment. With a legacy of over 60 years in affordable housing, DDA is now set to diversify its offerings, aiming to cater to a broader spectrum of clientele across Delhi.

Luxury Project Details:

The upcoming project by DDA is poised to feature a combination of luxury apartments, including coveted penthouses. The pricing structure includes High-Income Group (HIG) apartments at around ₹2 crore, HIG Plus at approximately ₹2.5 crore, and penthouses priced at around ₹5 crore. The bidding process for these exclusive properties is set to commence on January 5, 2024.

Unique Selling Points:

Subhasish Panda outlined several reasons why individuals might prefer DDA luxury apartments over those built by private developers. Firstly, DDA’s project is nearing completion, making it an attractive prospect for potential homeowners. Second, the backing of the government lends credibility to DDA, instilling trust among banks, which, in turn, facilitates easy access to loans for buyers.

Strategic Location and Design Excellence:

The luxury apartments are strategically situated opposite the emerging 18-hole golf course in Dwarka sub-city, offering residents a picturesque view. The location, combined with the innovative design of the development, enhances the overall appeal of these luxury residences. Panda emphasized that the use of the latest Mivan technology ensures that the construction meets contemporary standards and is likely to be favored by buyers.

Categories of Flats Offered:

DDA’s luxury housing project will include three categories of flats: penthouses (14 in total), Super High-Income Group (HIG) with four bedrooms and an additional room for domestic help, and the three-bedroom category, HIG. In total, 2,093 flats will be open for bidding, with the HIG category comprising the maximum number of flats, totaling 946.

Future Plans:

While introducing luxury housing is a departure from its traditional focus, DDA envisions continuing to create such spaces in the luxury segment. Panda clarified that affordable housing remains DDA’s forte, and the authority aims for a balanced approach, catering to both affordable and luxury housing needs in the foreseeable future

The foray of DDA into luxury housing signifies a notable shift in its real estate portfolio. As the bidding process opens, the response from potential buyers will shed light on the success of this diversification strategy. DDA’s commitment to maintaining a mix of both affordable and luxury housing reflects a strategic vision to address the diverse housing requirements of Delhi’s residents.
